These Terms of Service govern your use of WetuProperty (the "Platform"), operated by WetuProperty Uganda Ltd. By creating an account or using any part of the Platform you agree to these terms. If you list property or sell locations through the Platform you also agree to the Lister Addendum in Section 7.
WetuProperty is a pay-to-unlock location marketplace. Seekers browse listings for free and pay UGX 5,000 to receive the exact address, GPS coordinates, and owner contact details of a property. Listers — landlords, agents, and realtor organisations — earn 60% of every unlock sold for their properties.
A seeker account requires a valid Ugandan mobile number. Credits purchased are non-transferable. An unlock gives you access to the revealed location for 90 days. If the revealed location is wrong, already let, or unreachable, you may request a refund within 48 hours of purchase.
WetuProperty offers a money-back guarantee on every unlock. Valid refund grounds are: wrong location, property already let, location unreachable, or information materially misrepresented. Refund requests must be submitted within 48 hours. Credits are returned within 24 hours of approval. Cash refunds (where credits were purchased via MoMo or card) are processed within 5 business days.
You must not: resell or redistribute revealed location information; use the Platform to aggregate data for a competing service; submit false refund claims; create multiple accounts to evade a suspension; post listings for properties you do not control or have authority to list. Violations may result in immediate suspension and forfeiture of outstanding credits.
Credits are purchased in packs via MTN MoMo, Airtel Money, or card. Credits have a validity period from the date of purchase (7–180 days depending on pack). Expired credits are forfeited. The Platform does not charge a listing fee or rent commission. The unlock price is set by the Platform; listers may not set their own prices.
By listing a property you confirm you are the owner or an authorised agent. You must keep location information accurate and re-confirm availability at least every 30 days. A listing not re-confirmed within 30 days is marked Stale and de-ranked. Listers whose refund rate exceeds 15% are automatically suspended from selling locations. Suspended listers may appeal by email.
Verified status is granted after a WetuProperty staff member or approved third party confirms the address by site visit, utility bill, title deed, or GPS selfie. Verification expires after 12 months or when the listing moves to Stale status. Providing false evidence for verification is fraud and will result in permanent suspension.
WetuProperty is an information intermediary. We do not own, manage, or inspect properties. Our liability is limited to the amount you paid for the relevant credit pack. We are not liable for the condition of any property, the behaviour of any lister, or any transaction you enter into following an unlock.
These terms are governed by the laws of the Republic of Uganda. Disputes not resolved informally will be submitted to the courts of Kampala.
We will notify users of material changes by email or in-app notice at least 14 days before they take effect. Continued use of the Platform after that date constitutes acceptance.
